Most jobs start within two to three weeks of you accepting the quote. We will tell you honestly at quoting stage if our crews are committed further out than that — we would rather lose the job than hold a slot we cannot keep.

No. The site visit, measure-up and written quote are free anywhere in the Klang Valley. If the job needs a structural engineer's input before we can price it, we will say so and tell you what that costs before anything is commissioned.

As a rough guide: a bathroom strip-out and rebuild runs RM 18,000 to RM 35,000, a wet and dry kitchen reconfiguration RM 45,000 to RM 90,000, and a rear double-storey extension RM 160,000 upward depending on span and finishes. Your written quote will be specific; these are starting points, not a price list.

For works that need it, yes — we prepare the drawings and support the submission to MBPJ, MBSA, DBKL or MPK. Approval timelines are the council's, not ours, so we build that waiting period into the programme rather than pretending it does not exist.

External works slow down between October and March. We programme roofing, external render and drainage outside the worst of it where we can, and we tell you up front which parts of your job are weather-dependent.

Twelve months on workmanship from the handover date, plus whatever the manufacturer gives on materials — typically ten to fifteen years on membranes and roof sheets. Call us during the warranty period and we come back out.
